How much does it cost to get my vacant home in the Home Manager Program?

There is no cost to the homeowner or the Real Estate Agent.  Think of it as a no cost way to stage your home and a way so save on utilities.

Why should I put a home manager in my vacant home ?

There are many reason to let Mayberry Property Services, LLC put a Home Manager in your home, we screen our managers to ensure their furniture will decorate your home in a show home condition, it will always be ready to "show", you save on utility expenses, curb appeal, no more mowing the grass or hiring someone to mow it.  For more information see the Homeowner page.

Can the property be shown by real estate agents once it is occupied with a home manager?

Yes, the property will stay on your realtor's lockbox or if you don't have a realtor we can furnish a lockbox so that other realtors can show your home at anytime between 9:00 am and 8:00 pm daily.

What about damage to my property?

A security deposit is maintained on each property to cover minor repairs/damage.  MPS videotapes each property prior to move in as well as a written pre-move in inspection report.

What about insurance?  Am I protected?

MPS requires that each Home Manager furnish a copy of renter's insurance policy that will be kept on file at the MPS office.  They are also required to furnish liability insurance.

Who pays for lawn maintenance and utilities?

The Home Manager will pay all lawn maintenance fees and pay all utilities while occupying the home.

How much are my monthly costs?

In exchange for maintaining the property and working harmoniously with the Realtors, our subcontractors pay a nominal monthly fee that is less than 50% of the typical cost to rent a comparable home.

Are there any costs besides monthly fee I have to pay?

Yes, you are responsible for all the normal utility costs associated with living in the home including lawn care.
